There are some things that you can do to sell your house that don’t cost too much and are fairly easy to do. Check out the picture of my house in progress (no the bathtub will not stay in the living room).

For example, painting can make a huge difference, and paint is not all that expensive. Just remember to follow my guidelines and choose neutral colors to appeal to the widest range of potential buyers. The room above is mostly a cream color, with gray accents.

Another easy fix is lighting. When I first started renovating houses, I was pleasantly surprised to discover that nice looking light fixtures would not break the bank. They are a great way to upgrade a bathroom, entry, or dining area. The picture above shows one of the fixtures I’m using in my new house. It was only $50. Even the larger version I’m using in my stairwell was less than a hundred dollars!

Of course, even these kinds of improvements can become a burden. Paying someone to paint your entire house can be costly in many areas. And once you get that nice lighting, you have to hook it up. If you aren’t experienced working with electricity, you might want to pay an electrician…or if you want to replace ugly kitchen fixtures with can lights…you will definitely need help.
